Families who want community, schools and a synagogue within walking distance. Buyers planning aliyah, or a home for holidays and for their children studying in Israel. Investors looking for long-term value in a city where land is limited and demand from abroad is constant.

What we check here

Who actually owns the land. In several central neighborhoods, including parts of Rehavia and Talbiyeh, apartments sit on land leased from churches or from the Israel Land Authority, and the lease terms change the value. We also check preservation rules on older stone buildings, the status of urban renewal (Tama 38 or demolish-and-rebuild), parking, and noise from the light rail routes.

Good to know

English-speaking buyers tend to concentrate in a handful of neighborhoods such as Baka, the German Colony, Katamon, Talbiyeh and Arnona, which keeps prices there high. Neighboring areas often offer the same lifestyle for less, and that is usually where we look first.
