Many of our clients buy from New York, London, Paris or Melbourne. This is how the process works, what it costs, and what you need to prepare.

The process, step by step

Fit Profile and strategy call

You fill in the Fit Profile and we meet on Zoom. We define the goal, the budget, the financing and the timeline, and agree on a written brief.

Your team in Israel

You appoint an Israeli real estate lawyer who represents only you. If you need financing, we start the mortgage process early. Most purchases are paid in shekels through an Israeli bank account, so we set this up in advance.

Power of attorney

So you can sign without flying in, you give a power of attorney to your lawyer. It is signed before an Israeli consul, or before a local notary with an apostille.

One property, fully checked

We bring you one property with a full property check and a live video tour. You see everything we see.

Contract and signing

Your lawyer negotiates the contract, we negotiate the price and the terms. You sign digitally or through the power of attorney. Purchase tax is due within 60 days of signing.

Registration and handover

Your lawyer registers the purchase. We handle the handover, and if you want, the renovation, furnishing and rental.

The main costs on top of the price of the property. Exact figures depend on your status and the property, and your lawyer confirms them before you sign.

Financing as a foreign resident

Israeli banks lend to foreign residents, usually up to 50% of the property value. The bank checks your monthly income, from Israel or abroad, and limits the monthly payment to about 40% of your net household income. It is also required to verify where the money comes from, so organized documents save weeks.

If you are planning aliyah

New immigrants can get a reduced purchase tax rate on a home bought from one year before aliyah until seven years after it. For purchases after 15 August 2024 the property must be your only residence. The benefit can be used once, so the timing of the purchase is worth planning with us and with your lawyer.
